HC MUD 341 – 2026 Tax Rate Announcement

Dear Homeowners,

HC MUD 341 is pleased to announce a 2026 tax rate of 0.33.  While this rate is higher than last year, the increase was necessary because of HCAD’s reduction of overall property values in our community.  In 2025 the overall property value of the district was $444.7 Million.  This year it has dropped to $425 Million.  On an individual basis within the district, the average home value has dropped from $584,213 to $566,415 or a reduction of $17,798.   Median property values dropped by $29,736.  These property value reductions are not unique to Lakes on Eldridge.  Similar reductions have occurred over most of Houston and surrounding areas.

Each individual homeowner’s tax bill is unique. Based on our analysis, the average tax increase from last year will be $28.90 with the median increase of $17.84.  Tax revenue is essential for maintaining water, sewer, trash, and drainage services.  We appreciate your prompt payment.

To help reduce your individual tax burden in the future, consider the following:

  1. Protest property valuations with HCAD to ensure the lowest possible assessed value.
  2. Apply for all eligible exemptions. Visit www.hcad.org for eligibility and filing information.
